I am trying to get advice on how to make a rental agreement for my friends and I for personal use. Need Help?

I need help writing a personal lease with me and a few friends. Only one person will be on the landlords lease and we would like to make a personal lease for us. Any suggestions? Be sure that your landlord's lease allows subletting. If it does not it won't matter how good a lease you come up with, it will be voided by the courts.





The reason it will be voided is that whomever signed the original lease gave up their rights to enter into any other leases for the property once they put their signature on a lease that has a no subletting clause.





To answer the next question that may come up, yes, if you have one person on the lease and then that person gets ';roommates'; and enters into an agreement with them to collect rent for housing it is the technical definition of a sub-lease. In any lease with a no-sublease clause the landlord retains the right to approve all occupants of the property.

There are CDs that you can purchase that have contracts that are legal documents and can be notorized. They also have living wills and much more. It would be good if you are in the renting business.
the person who has more income and good credit and good refferances will only can get a home lease contract signed.talk to the landlord to get signed each of the renting friends ,so each and every person is bounded for the rental money to the landlord.but this is not possible,because most of the property owner do not want to let the rent for too many people.in this situation you or any one who is signing the lease will be responsible to pay the rent whether other renters pay or not. so you should to be save yourself from any kind of rental problem with your friends who will share the house make seperate contract to be signed,the same thing as the first rental person signed with the landlord.


second best thing is for example,you rented a three bed room house and sigened the agreement with the landlord for $1200/month.you should ask the two other person to pay you $500/month each plus three person equalydevided the monthly utility bills.


make sure your friends know that you will get the master's bed room because you have the resposibily of lease and if they agree then fine otherwise find some one else.


my son use to do this way that is why i know so much,then he rented another apartment for my youngest daughter,for nine hundred /month which has two bed rooms and two bathroom and a den.and gave the sister master bed room and rented two other girls one with biger room pays $400 and the girl lives in den for $300/-so my daughter was living with less payment,as $200/month, but more responsibility as my son tranfered the leas in his sister's name to make her credit good.and beside that the propery owners law in that place was that the person can not lease the apartment if he is not living himself.so first time renting he co signed for his sister.and now they both owned the town houses and renting,the rooms and my daughter,got married and moved in with her husband,so she has rented her whole house to one couple.
The quickest way for several friends to end up as several enemies is to make a half-hearted lease agreement between them. Use the sources mentioned above, but make sure everything is clear between ALL parties (and add language to any lease as necessary) because too many folks try to mix friendship with business....I've found it mixes like oil and water. This lease will be a business relationship between friends, not vice-versa.
